Valley Oaks, Novato


Current Project
The CIty of Novato has approved 81 additional homes at Valley Oaks. Valley Oaks North will be 61 single-family homes of which 49 will have Junior Accessory Dwelling Units (JADUs) which will count toward the City’s Regional Houseing Needs Allocation. Valley Oaks South will be 20 townhomes.

Valley Oaks will have 20 acres of open space which will remain permanently undeveloped and protect the majority of the mature oak woodland. The open space will have ammenities for the residents including trails, seating areas, and a children’s play area. There also will be a central community gathering area with a shade structure, bocce ball court, and a second children’s play area.



Acacia Village, Santa Rosa

Current Project
Acacia Village is a “for sale” residential development of 25 homes arranged around a traditional village green in the City of Santa Rosa. The innovative site plan is one of the first “pocket neighborhoods” in the Bay Area.

Acacia Village is fully approved by the City of Santa Rosa and construction will commence shortly.



350 Merrydale, San Rafael


This project comprises 41 Townhomes, 4 stacked flats and community center located within walking distance of the Marin County Civic Center, the Northgate mall, multiple office buildings and the new Civic Center SMART station. The project utilized State Density bonus law to achieve 20 dua within 3 floors on a 2.2-acre site constrained by a creek that will be enhanced. The project was unanimously approved by the City of San Rafael with no neighborhood opposition.



Verandah at Valley Oaks, Novato

Campus Properties entitled part of the San Marin Business Park for 80 townhomes. The property was sold to Landsea Homes who is constructing the project known as Verandah at Valley Oaks.



The Grove, Nevada City

Current Project
Approvals have been secured for The Grove, a development of 59 homes on part of the Nevada City Tech Center, property which will take advantage of the beautiful forested setting and the location close to schools, shops and offices. The homes will also use the existing network of walking trails and the central amenity area with picnic tables, bocce ball and basketball. The Grove will be a landmark, affordable residential project in a walkable mixed use community developed with sensitivity to the natural environment.



Enclave Corte Madera, Corte Madera


Enclave Corte Madera is a recently completed 16-unit townhome project within 10 minutes’ drive of the Golden Gate Bridge. Campus contracted to purchase the 1.25 acre site, secured entitlements and negotiated a venture with Ryder Homes. All of the townhomes now have been sold at record sales prices per sq. ft. for condos.



Foster Square, Foster City

Campus Properties assembled a team that was successful in a public competition for the rights to develop a 15 acre site in the center of Foster City, CA. The development consists of separate but integrated elements providing different senior living opportunities.

The New Home Company was the Master Developer which constructed the infrastructure and sold improved parcels to:

  • Lennar — 200 for-sale, elevator served condominium units;
  • Mid Peninsula Housing — Alma Point, a 66-unit affordable rental building;
  • Atria Senior Living — a 152 room assisted / independent living facility;
  • 32,000 square feet of ‘Main Street’ retail space.

The concept for the development has been recognized as a new and creative response to seniors housing through the integration of a variety of housing types targeted at different segments of the 55+ community.



Willow Townhomes, Sunnyvale

This project comprises 16 townhomes on a parcel of 0.75 acres located less than a quarter of one mile from the Lawrence Caltrain Station in Sunnyvale. Campus was able to take advantage of the projects status as a Transit Oriented Development to obtain approvals within 9 months. The project is complete and all townhomes were quickly sold.



Rose Lane, Larkspur


Campus Property Group brought together the owner of a vacant 16 acre nursery located in the heart of down town Larkspur, the former developer, the City of Larkspur and a variety of other stakeholders in order to achieve the sale of the property to The New Home Company.

The Rose Lane project comprises 85 residences including 29 single family homes, 42 age restricted condominiums and 14 cottage style homes. Campus provided strategic development advice, market knowledge and due diligence services to The New Home Company.



Mare Island Townhomes, Vallejo

At the request of Wells Fargo Bank the Solano County Superior Court appointed Robert Upton as Receiver for a partially completed condominium project on Mare Island when the developer filed for bankruptcy.

The units were completed and sold at prices well in excess of appraised values. Wells Fargo was returned 100% of it’s outstanding loan balance together with all additional funds advanced to manage and complete the project.



SoMo Apartments, San Francisco

SoMo Apartments is a mixed-use development incorporating 410 apartments, 40,000 sq. ft. of retail and office space and a 600-vehicle parking garage. The community is situated at the corner of 3rd and Folsom Streets in San Francisco’s South of Market district. It was the first market rate residential development to be built in the now thriving neighborhood adjacent to the Moscone Center and just a few blocks from the AT&T Ball Park and the Museum of Modern Art.



Fountaingrove, Santa Rosa


On behalf of a Japanese investor a strategic analysis was prepared of two failing residential joint ventures in which they were the financial partner. A strategy was developed which allowed them to maximize their return of capital without taking on the risk and management of building out the homes.

The 206 home Fountaingrove, Santa Rosa property was successfully completed through three separate home building joint ventures, three bulk lot sales and sales of individual custom lots.



2000 Larkspur Landing Circle, Larkspur


Campus was the development partner in a joint venture of 2000 Larkspur Landing Circle, and secured approvals for 126 craftsman-style townhomes and condominiums and a 100 room hotel. Situated on a 9.5 acre site in the center of Marin County, the property is a few minutes walk from the Larkspur Ferry Terminal, the new SMART station, and adjacent to the shops and restaurants at the Marin Country Mart.



Affordable Housing Projects

These projects include 12 locations from Santa Rosa to Morgan Hill totaling approximately 1250 income restricted units financed with Low Income Housing Tax Credits and local government assistance.

Campus principals sourced and negotiated the purchase of these development sites for clients provided due diligence services, advice on entitlements and assistance in securing local government subsidies.
